Are you looking to Buy a Home or a "Bargain"?  

Rarely, can home buyers find a combination of the two, however Home buyers should focus on finding the right home purchase for them, not just a bargain.  Sometimes, the hunt for a bargain will prevent home buyers from finding the right house to make their Home.

With proper real estate appreciation (average of 2-3% per year), and the tax benefits that home owners may be eligible to receive, makes home ownership in and of itself a "great deal".  Don't let the "hunt" for the best priced bargain stand in your way of finding the perfect home. Bargain homes can often lead to unforseen problems and lead to costly repairs, making that "bargain" a money pit in the end.  Always get a home inspection of the property, that will give you a proper evaluation of the home as it is today, letting you know exactly what you are getting into.  Your local Realtor will be able to provide a list of home inspectors that are great at their job.

Remember, with the high number of foreclosures in the area, also means that most previous owners didn't have the funds to perform proper routine maintenance of the homes major systems. Don't let a fancy kitchen over take the emotion of looking at the Major functions of the home, like the HVAC system, roof and major plumbing.
